By reading our appraisal, even if you have not seen the property, you can have a detailed and intimate knowledge of the condition and value of the site and its position in the market.   • Broker Price Opinion: $250. - Drawing on the experience of other appraisals and area values, this option provides a solid and reasoned opinion on price without the more detailed aspects of a formal appraisal. This is a good option for someone considering purchase or sale who wants a reasoned opinion on the value.
  • Full Summary Appraisal: Site Built Home $575. - Mobile Home $675. - This is the appraisal typically required by lending institutions and includes appropriate photographs and research of recent sales of similar properties. This is a formal appraisal.
  • Next Day Full Summary Appraisal: $1,000. - The full summary appraisal - immediately.
  • Two Day Full Summary Appraisal: $875. - The full summary appraisal - immediately.
  • Turnaround times for residential house appraisal reports are typically a few days to 2 weeks in stable times.

CHOOSING AN APPRAISER: - Some things to consider when hiring an appraisal company are...

  • Is the appraiser knowledgeable in the area and property for which you are hiring them? This is especially important for atypical properties or difficult appraisals where prior knowledge of the neighborhood will be very useful.
  • Does the company doing your appraisal have the most appropriate data sources for the area and property type to be appraised? Some appraisers choose not pay for the best data sources to save money - which can adversely affect the appraisal report.
  • Does the appraisal company provide professional service with reasonable appraisal fees and turnaround times? Residential fees can vary greatly depending on the region, property and time estimated to complete the appraisal report. The more complex the appraisal report, the higher the fees. While the national average for a standard residential property appraisal fee is around $350.00, fees do vary. Complex residential appraisal reports can exceed $1,000. House appraisal reports for FHA loans are not considered standard and tend to have higher fees due to the extra amount of work and time it takes to complete the report versus a report for a conventional loan.
